Record breaking year in 2020!
2020 was so crazy that it is easy to forget all that took place. When you look back through the year, it's easy to be surprised at some things that went on in Spring that were forgotten by the end of the year. One big item was the shut downs. Here in PA, real estate was not considered essential. In fact, by the end of the shut downs, we were the only state in the country with a Governor who would not make real estate services essential. I remember exactly were I was when I heard the news. I was sitting at a desk in a car lot purchasing a vehicle. My wife texted me and told me that everything was shut down. I didn't know what the future would hold for me.
Would I be able to work? Did I have a sufficient emergency fund built up? How would this affect the real estate market for the rest of the year?
I was able to get my pending transactions closed, but I only had two sales in those 9 weeks and one of them fell through. When those 9 weeks were over, it was like a dam broke! The deal that fell through sold in one day for 25k more. Every offer I wrote for a buyer was competitive. Listings that had been sitting since before the shut down quickly sold out!
In the face of such unprecedented, forced depression of the industry, by the end of the year we broke two records in York County.
1. We hit the highest median sales price ever of 200k.
2. We saw the largest amount of homes sold
What is truly amazing is the sales volume. Even with record low inventory and 9 weeks of shut down, we had the most homes sold in a year! Everything I'm hearing in the industry is that this trend will continue in 2021.
